Greenside Domestic Energy Assessors is a small company set up in December 2008, following new legislation, which came into effect in Scotland, stating that all properties being offered for sale or rent must have an energy survey carried out.
What is an energy survey?
An energy survey is an assessment of how energy efficient the property is, and is for the information of any prospective purchaser or tenant. This legislation came into effect in the rest of the UK in 2007/2008.
Once the energy survey is complete, an Energy Performance Certificate (EPC) is issued, and is valid for ten years, unless the owner makes substantial alterations to the property.
Who are Greenside Domestic Energy Assessors?
Greenside DEA was formed by Steve and Claire Lilley, and is based in St.Boswells, Scottish Borders. Both Steve and Claire are qualified Domestic Energy Assessors and are accredited with Elmhurst Energy, one of the largest energy assessment companies in the UK. They are able to work throughout the UK, but concentrate on the Scottish Borders. Elmhurst Energy prides itself on the high standard of work and conduct of their accredited energy assessors, and monitor their work closely.
When the legislation was passed in Scotland, it stated that Domestic Energy Assessors in Scotland could only carry out surveys and issue EPCs on properties which were being offered for rent. The EPC for a property offered for sale, must be carried out by a surveyor, therefore Steve and Claire only carry out surveys on rental properties.
When the EPC is generated, it gives the property an energy rating from 0 – 100, and the energy rating falls into one of seven bands from A – G. It also makes recommendations on how the energy efficiency of the property can be improved, and what energy rating can be achieved if these recommendations are implemented.
