Is the survey a pass or fail?
No. It is an assessment of how energy efficient the property is. When the EPC is issued, it will rate the property on a scale from 0-100 and will fall into a band from A-G.
Will the energy report make any recommendations?
Yes. If, for instance, there is no loft insulation, or low energy light bulbs in the property, the report will recommend that they are fitted. It will also give a current rating, and a potential rating, should the various recommendations be carried out.
How long does the survey take?
It depends on the size of the property, but a normal sized house or flat takes about 40-45 minutes. Large properties can take longer.
How long is the certificate valid for?
It is valid for ten years. However, if you were to make any alterations or improvements to the property, ie, a new heating system, or the addition of solar panels or a wind turbine, it would be advantageous to have it done again, if you planned to sell, or let it.
Does the assessor need access to the roof space?
Yes, if it is possible. The assessor does not need to get up into the roof space, but needs to do a head and shoulders inspection, to ascertain how much insulation there is.
