- Is the survey a pass or fail?
- No. It is an assessment of how energy efficient the property is. When the EPC is issued, it will rate the property on a scale from 0-100 and will fall into a band from A-G.
- Will the energy report make any recommendations?
- Yes. If, for instance, there is no loft insulation, or low energy light bulbs in the property, the report will recommend that they are fitted. It will also give a current rating, and a potential rating, should the various recommendations be carried out.
- How long does the survey take?
- It depends on the size of the property, but a normal sized house or flat takes about 40-45 minutes. Large properties can take longer.
- How long is the certificate valid for?
- It is valid for ten years. However, if you were to make any alterations or improvements to the property, ie, a new heating system, or the addition of solar panels or a wind turbine, it would be advantageous to have it done again, if you planned to sell, or let it.
- Does the assessor need access to the roof space?
- Yes, if it is possible. The assessor does not need to get up into the roof space, but needs to do a head and shoulders inspection, to ascertain how much insulation there is.
